Tunisian residents are taxed are taxed on their worldwide income. Married couples are taxed jointly.

RENTAL INCOMERental income is included in the aggregate income and is taxed at progressive rates. A standard deduction of 30% of gross rent is given to account for income-generating expenses.
Itemized deduction of actually incurred expenses may be used over the standard deduction if justified by proper documents.
CAPITAL GAINSCapital gains are taxed at progressive rates. The taxable capital gains are calculated by deducting the following from the real or assessed transfer price: acquisition costs and incidental expenses, 10% of the acquisition cost for each year the property was held by the owner; and improvement costs.


PROPERTY TAX



Real Estate Tax:



Real estate tax is payable annually by the property owners in Tunisia. The tax is levied at 2% on the evaluated square meter value of the property, which is determined by the law every three years.
The real estate tax will be levied on the rental income value of the property if it is less than the evaluated square meter value of the property.
The law provides for four categories of buildings, classified according to area (less than 100 sq. m, between 100 sq. m and 200 sq. m, between 200 sq. m and 400 sq. m and more than 400 sq. m).

Real Estate Agent's Fee: The agent's fee is typically 3%, paid by the buyer.
Registration Fee: In addition to the transfer tax, there is a 1% duty on registered real estate paid upon transfer of rights.
Contract Fee: Stamp duty is levied on all contracts, documents and agrrements that are subject to registration duty. Fee for the contract is 0.1% of property value.
Miscellaneous Registration Fees: Other fees payable (not expected to exceed 0.01% of property value)

How difficult is the property purchase process in Tunisia?

Foreigners are allowed to purchase real estate property in Tunisia. Until recently, Tunisian government officials discouraged investment in the real estate sector. Nonetheless, this policy seems to be being relaxed, though all real estate transactions are still subject to approval.
Agricultural land cannot be bought by foreigners. Leasing of (agricultural) land
up to 40 years, however, is allowed.
A preliminary contract of sale (“promesse de vente” or promise of sale) is executed between the contracting parties. Whether there are any legal encumbrances on the property should be first checked at the Regional Land Ministry.
The preliminary contract should include:
the name of the contracting parties;
address and other identification details of the property;
specification of what costs the seller and purchaser bear;
presence of tenant and date of vacancy (if relevant);
“delay of realization of sale”, whichrefers to a grace period, during which the purchaser can fulfill needed documentation and secure funding.
a deposit equivalent to 10% of the sale price is expected.
The contract is then prepared by a lawyer or a notary after consultation with the property registry services. In either case, the contract still needs to be notarized, and the contracting parties should be present.
After payment of the transfer tax and registration fee, the purchaser files an application for a title deed at the Land Property Administration, and doe a property certificate from the Regional Land Registry.

TUNISIA TOURIST ATTRACTIONS

Tourist attractions in Tunisia include ruins of Carthage, Sousse Old City, Ribat in Monastir, Yasmine Hammamet resort town, and the island of Djerba.
Carthage ruins are located about 15 km North of the capital city Tunis, and are the remains of the ancient Empire of Carthage, which, together with ancient Rome, was one of the most influential empires of its time.
Carthage also, for part of its history, was the ancient Roman Empire's capital for the province of Africa.
One of the best ways to learn about the city's history is to visit the Carthage Museum, which is located at the Byrsa hill. The museum contains most of the ancient artifacts found at the archeological excavations in the area.
The ruins of the Antonine Baths, which are in the area, are remains of the baths that were in their time the biggest in ancient Rome. They were build between 145 and 165 AD, and they are one of the best examples of the wealth that was part of ancient Carthage.
Of the tourist attractions in Tunisia, Sousse Old City (opensousse.co.cc) is part of UNESCO world heritage list of sites, and contains, in a compact area, several magnificent historical buildings.
Among these buildings is the Great Mosque, which was built about 850 AD, and is for its construction style Aghlabite architecture, and the Old City Bazaar, which is a good place to purchase Tunisian handcrafts.
Sousse, on the Mediterranean coast, is also known for its wonderful beaches and clear, turquoise-like sea.
Monastir near Sousse has the Monastir Ribat, which is an example of the Mediterranean fortresses that once were in the coast of Africa as a defensive line from Morocco to Egypt, and which were constructed to protect the African Muslim empire against attacks.
The Monastir Ribat is the oldest and the most important fortress of its type in the entire Maghreb region. It was constructed in 796 AD, after which its expansion work continued all the way until 11th century.
When in Ribat, it is worthwhile to visit its guard tower, from where you can see magnificent views over the whole village of Monastir.
Tourist attractions in Tunisia also include Yasmine Hammamet resort town (yasmine.com.tn), which has been constructed into a coastal area of 278 hectares with 4 kilometers of beaches of the most beautiful Tunisia, about 6 km from the village of Hammamet.
The resort town has 44 hotels, of which most are 4 and 5 star hotels, a harbor, with space for 740 boats, and a center surrounded by a wall, where a marketplace functions.
The resort town also includes a theme park, a casino, a thalassoterapia center, and a famous coastal promenade, along where there are shops, cafes, gardens, parks, and entertainment centers. There are also two golf centers nearby.
Hammamet is very popular vacation area for locals, including the country's president, and it is famous for its jasmine flowers, whose scent fills the area's air, and after which the resort town has been named.
Tourist attractions in Tunisia also include the island of Djerba, which is the biggest island in North Africa, located on the bay of Gabes, Mediterranean sea, and it is known especially for its exceptionally beautiful beaches, land formations, and high quality hotels.
Tourists come to Djerba also because of the first Star Wars movie from 1977, whose "Mos Eisley" scene's (starwars.com/databank/location/moseisley/) outdoor filming was done at the Ajim village in Djerba.
Djerba has a rich history, and according to the legend, Odysseus shipwrecked to the island on his journey across the Mediterranean. During its history, the island has been called up to 3rd century AD as Meninx, and it has been in turn part of the ancient Roman Empire, Norman Sicilian Kingdom, and Spain.

Apart from the Roman colosseum, the sights of El Jem are still covered by sand. And the city of El Jem is a sleepy place without much character. But the colosseum is great, almost as big as the one of Rome, and in better condition. It is 148 metres long by 122 metres wide, with tiers up to 35 metres.
There is nothing missing which takes away its grandeur. One area of the walls is gone, and this was done in 1695 when a big hole was shot in the wall of the colosseum, in order to uncover the hiding places of dissidents against the Ottomans.

The colosseum was constructed between 230 and 238 CE by the command of the Imperial official Gordian. It's believed to have given room for as much as 30,000 spectators, some estimates set it at 45,000. This in the town of Thysdrus with only 30,000 inhabitants. But was a wealthy town, probably eager to impress its visitors.
The building process is even more impressive considering that the stones were quarried 30 km away at Salakta. In 238 Gordian committed suicide after an unsuccessful rebellion against Rome, where he had claimed to be emperor. With this, the construction of the amphitheatre ended. It was never completely finished, but was of course used.
Around El Jem there are more to be found, not by today's tourists, but by the archaeologists of the future. Another, but smaller amphitheatre, can be seen around a kilometre away. And aerial photos indicate another and bigger one close to El Jem.

* The arena is 65 metres long and 39 metres wide, large enough to host more than one show at a time. Note inside the amphitheatre that the decorations are rather crude. This was because the stone used was too soft for fine sculpture.
The upper part of the tiers were used as a sort of VIP tribune, where roofed rooms allowed hiding from the hot sun.

* Underneath the arena run two passageways. This was the place where animals, prisoners and gladiators were kept, just until the moment when they were brought up into the bright daylight to perform what was in most cases the last show of their lives.

About Me




My Name Is Majdi I live in london and i work for the civil service, I feel very pround of the changes in tunisia, Tunisia now became one of the most attractive countries in world, preserves a lot of our old treaseres and antiques from the Romans and the othomans empire.

I studied Business and international Law before and i Know a lot about rights in tunisia and international rights in a property development business.

People are very polite and generous and they respect you especialy if you are not from the country, they are very helpfull and often someone will say good morning to you in the street.

I came from a small village in the coast of tunisia of the town of monastir. My grand family still live there and i do own most of my lands and properties overthere. The Village i Came from is Small and people now each other and there are very protective for each other. The Village is called Bodheur or Bother.

At one Stage i had to move to a bigger town of "Sousse " to finish my study. My father lived there all his life and my brother and my sister too.

I learned a lot about the area as i worked in a travel agency as atour guide and i finished my Law degree in the university near by.

Not Too Different From England
I have found Tunisia very easy to live in and I hardly speak a word of their language. Most people in Tunisia are excellent at languages and even in the most smallest and remotest of towns, there will be at least one person who will pop up and speak to you in English!! Failing that even those of us who paid a little bit of attention in our French lessons at school will find that the few words we learnt, coupled with alot of gestures and hand movements will suffice in most situations Parents Treated With Respect
Most of the Tunisian children who I have met treat their parents respectfully, and as is the case of our builder's sons, you will often find them helping their parents out with the family business during their school holidays, although if you read recent reports in the Tunisian press, Tunisian society seems to think their children's behaviour is changing!

Tunisian Values
Tunisia is a largely secular country, but the official religion is muslim and even if people do not fully practise the religion, most of its values are still upheld.

Women
Tunisians like their women to be quiet and modest. A woman speaking to a male member of the public whom she doesn't know could be thought of as "not entirely innocent" and sometimes it could even be construed as a "come-on."

I have heard that your teenage girl should not go to a Tunisian wedding without her parents and that sleepovers are not a "good thing."

Inviting a male relative into the house whilst the husband is not present, even for an entirely innocent reason, is definitely a "No No!"

Rules
Whilst sometimes one could find all of this a bit irritating, especially as in the UK we see it as normal to say a pleasant "good morning" to everybody who we meet, by following the rules of your new country, you are guaranteeing your own safety.

To me, Tunisia does not seem to have that many rules to follow and I haven't needed to make too many adjustments. What do other people think?
